Our mandatory occurrence reporting system gives residents and other building users a simple route to report any concerns about fire or structural safety issues in high-rise buildings. Here, you’ll find information about how to report a problem and what we’re doing to keep residents safe.


Important information

A high-rise building is any building with at least seven storeys or 18 metres tall.

Reporting and recording fire or structural safety issues

Anyone can report a fire or structural safety issue.

We may record the details under our mandatory occurrence reporting system if a fire or structural safety issue occurs in a high-rise building.

Prioritising fire and structural safety issues

We take residents' concerns in high-rise buildings very seriously, particularly about fire or structural safety issues.

This means that we’ll take prompt action to investigate or remedy fire and structural issues as follows:

  • where there is an immediate danger to residents or members of the public, we will attend the site to carry out repairs within 24 hours
  • we will begin investigations within 24 hours of being notified of an incident relating to fire spread or structural collapse

Notifying the Building Safety Regulator

We will review all recorded fire or structural issues daily to identify potential building safety occurrences that must be reported to the Building Safety Regulator.

A building safety occurrence is any issue involving structural failure or fire spread in a high-rise building that has caused or if not remedied is likely to cause serious harm to a significant number of people.

When L&Q is not responsible for fire or structural safety issues

If a fire or structural safety issue occurs in parts of high-rise buildings that L&Q is not responsible for, we’ll work with the relevant parties accountable for resolving the issue.

Making a complaint

You can make a complaint if you’ve reported a fire or structural safety issue in a high-rise building and are unhappy with how we dealt with it – and we’ll try our best to put things right.

Additionally, you can complain about our performance in meeting our legal duties under the Building Safety Act – for example, communications to residents and how we manage building safety issues.

You can also refer your complaint to the Building Safety Regulator if you’re unsatisfied with the outcome of your complaint.
